Africa-Press – Angola. <\/strong><\/span>The General Tax Administration (AGT) raised 58.5 billion kwanzas in 2022 with the collection of Property Tax (IP), whose revenue increased by 22% compared to the same period last year.<\/b><\/p>\n

According to data released this Wednesday by AGT, at a press conference, there was an increase in revenue of around 10.7 billion kwanzas, compared to the charge made in 2021, which was 47.5 thousand million kwanzas.<\/p>\n

With the payment of Property Tax alone, AGT collected 48.9 billion kwanzas for the State coffers, representing 27% of the total revenue collected, according to figures provided by the Director of Tax Services at AGT, Denis Barbosa.<\/p>\n

Property tax \u2013 assets accounted for 3% of the total volume of revenue, recording 9.6 billion kwanzas.<\/p>\n

Currently, according to Denis Barbosa, 295 thousand 288 properties are registered in the building matrix, a number that tends to increase with the adhesion of new owners to the AGT subscription system.<\/p>\n

As an example, registrations increased from 40,085 in 2021 to 104,934 in 2022.<\/p>\n

Denis Barbosa referred that the failure to present any required document (Model 5, identity of the holders and others) does not prevent the registration\/update of the property in the building matrix, since the holder can later add the documentation he has.<\/p>\n

The payment of Presidential Tax covers holders, owners and usufructuaries in possession of real estate, that is, holders of income from the leasing of real estate.<\/p>\n

The State, local authorities, diplomatic and consular representations are exempt from this mandatory tax, in this case provided that there is reciprocity in the treatment, as well as public institutes and recognized religious institutions.<\/p>\n

Owners of rustic buildings, with useful use, as well as those located in rural areas, with a size equal to or less than seven hectares, agricultural fields, precarious construction properties and social housing are also exempt.<\/p>\n

How to calculate the value<\/b><\/p>\n

According to the tax authority, in the case of rural properties (IP- Detention), the reference value for the calculation corresponds to Kz 10,397 per hectare, for the non-productive part.<\/p>\n

For rented buildings (IP-Renda), the real estate rate is 25% on 60% of the rent, that is, effectively 15% on the total value of the rent.<\/p>\n

In the case of non-leased buildings (IP-Detention), properties with a book value of up to five million, the rate is 0.1%, while others with a value of five million and one kwanza to six million, the rate is 0.5% on the excess of five million kwanzas.<\/p>\n

For land intended for construction, the rate of this tax is 0.6%.<\/p>\n
