Cela signifie que si je suis propri\u00e9taire d\u2019un logement d\u2019une valeur de 200.000 euros, je vais pouvoir hypoth\u00e9quer ce logement pour obtenir un pr\u00eat ?<\/p>\n<p>Tout en continuant \u00e0 occuper ce logement, tout \u00e0 fait ! Et c\u2019est la valeur de ce bien qui va d\u00e9terminer le montant que vous pourrez emprunter. Pour s\u00e9curiser l\u2019op\u00e9ration, la banque ne va retenir qu\u2019un ratio de la valeur de ce bien, g\u00e9n\u00e9ralement entre 50 et 70%.<\/p>\n<p>Donc pour votre maison de 200.000 euros, sur laquelle vous n\u2019avez plus de cr\u00e9dit en cours, la banque va vous permettre d\u2019emprunter entre 100.000 euros (pour 50%) et 140.000 euros (pour 70%) pour financer votre projet. Bien s\u00fbr, \u00e7a reste un pr\u00eat, donc si vous ne pouvez pas rembourser, elle activera l\u2019hypoth\u00e8que pour se payer.<\/p>\n<p>Mais finalement, \u00e0 quoi sert le pr\u00eat hypoth\u00e9caire dans ce cas, je pourrais tout simplement prendre un cr\u00e9dit immobilier classique pour l\u2019acquisition du second logement, la banque prendra une hypoth\u00e8que sur ce bien et le tour est jou\u00e9 sans gager ma premi\u00e8re propri\u00e9t\u00e9 ?<\/p>\n<p>Justement, le pr\u00eat hypoth\u00e9caire peut rendre service \u00e0 des gens qui ont du patrimoine immobilier mais qui n\u2019ont pas facilement acc\u00e8s au cr\u00e9dit. On peut penser aux seniors : ils sont g\u00e9n\u00e9ralement d\u00e9j\u00e0 propri\u00e9taires, ne remboursent plus d\u2019emprunts, mais peuvent avoir besoin de faire une acquisition suppl\u00e9mentaire, comme une r\u00e9sidence secondaire ou un investissement locatif.<\/p>\n<p>L\u2019int\u00e9r\u00eat d\u2019un tel pr\u00eat, c\u2019est que le calcul du pr\u00eat ne se fait pas uniquement sur la base de vos revenus, mais aussi sur la valeur du bien mis en gage. Quels sont les inconv\u00e9nients du pr\u00eat hypoth\u00e9caire ?<\/p>\n<p>C\u2019est lourd et c\u2019est co\u00fbteux ! Un pr\u00eat hypoth\u00e9caire n\u00e9cessite des garanties juridiques particuli\u00e8res, ce qui entra\u00eene des frais qu\u2019il faut bien prendre en compte.<\/p>\n<p>Tout d\u2019abord, l\u2019intervention d\u2019un notaire est imp\u00e9rative et il donc va falloir le r\u00e9mun\u00e9rer.
